The Summerset Bay Community is comprised of three contiguous subdivisions along Summerset Bay Drive (Summerset BaySummerset Point, Windmill Landing) in Newberry County, SC fronting on Lake Greenwood’s largest southern water basin. Our community is located in semi-rural unincorporated Chappells, SC, 25 miles from Greenwood, SC and 20 miles from Clinton, SC. There are over 100 lots plated. Strict county, lake, and homeowner covenants and restrictions protect this community’s residential development. Our Newberry County zoning classification is Residential (RS–1A). These combined regulations insure all property owners that their homes and /or property values will be protected in the years to come as lake development increases.

Lake Greenwood is managed by Greenwood Counties Lake Management Division. South Carolina’s Department of Natural Resources (DNR) enforces boating, wildlife and fishing on this 26 mile long lake. SCE&G controls the dam and is regulated by the Federal Energy Resources Commission.

Since this is primarily a retirement community, over 75% of the homes are occupied year round. Our residents; retired, semi-retired and still working, are primarily homemakers, business, teaching, or professional people from all walks of life. There are quarterly Property Owner Association (POA) meetings. Besides our quarterly business meetings, we have an annual general meeting/dinner.

Membership in the POA is voluntary with dues of $135 as of 2025 . We also accept contributions to our landscape program for those lot or homeowners not wishing to be members in the POA/AC.

The POA is responsible for common area roadway lawn maintenance, landscaping, information sharing, and social functions. Because of our community landscaping efforts Summerset Bay is one of the most attractive communities on Lake Greenwood. The Architectural Coordinator, AC, is responsible for seeing that new construction home owners and their contractors are aware of the Summerset Bay building covenants and restrictions.

In Summerset Bay you will find friendly neighbors willing to give you whatever help you may need. We have residents who are experts in all the building trades, and they can advise or assist you with any home or yard project necessary. Our POA /AC Directory will provide user comments, members & contact information, a state & local government section, and the POA/AC officers. The Heron, our quarterly newsletter, keeps residents informed of all community, POA/AC, county government, and social activities/events.
